"Hi All, Hope you're having a great week.
We have not yet received the quarterly dividend for SPV 81.
Unfortunately, there has once again been a delay in receipt of payment from the company who are the underwriters.
We continue to express our dissatisfaction of how they have so far handled their accounting. Following further time spent following up the large property company, they have suggested that they expect to be in a position to make the payment this week.
This has been confirmed separately (including the amount we are expecting) by two contacts at the company. We are doing all that we can to get the payment to you as soon as possible.
We will keep you updated and the rent will be distributed as soon as we are in receipt.

What a surprise! Glad I sold out of this one. Nah, I like surprises, hence happy I bought more of this one while PM knew that the 1st payment was late & did not tell me! But the vote outcome was to bring forward the end of term so going by the procedure on other properties a 2 month notice period would have to be given to any tenants. I would assume that the guaranteed rent would leave along with the tenants. Annoyingly, the vote for SPV83 was to retain until end of term! Would have preferred it the other way round or both kept until term. I invested for the 3 year term not for a term of less than a year! Yet another thing Property Moose has mis-manage. The notice period wasn't required for all properties, only those where an inspection was going to be required. I didn't keep track but don't think it applied to ANY where there was underwritten rent, including some of the HMOs. In this case in fact I seem to recall there was a hope that the remainder of the underwritten rent contract could be transferred with the property thereby potentially increasing it's value.

I had a significant holding so I don’t think it would have shifted on the SM

The only good thing about the sale (aside from exiting a PM BTL) is that it should bring forward propertymoose promise of compensation for the failure to pay rent on time (it was reasonable to wait until ties are cut). I am keen to see where that goes (though not spending it just yet). I do wonder, if 83 is being kept (and what about the 7th flat - I wonder if it has been sold) - will 81 have to wait until 83 completes? Probably another one that PM didn't foresee.
