Anybody else notice that the first payment didn't get paid out until July 17th and this latest payment was October 17th? Coincidence?
Perhaps the underwriters don't release the funds until around this date each quarter

From what they said to me, the funds were due to them at least 7 days prior to payment day (31st October).
Anyone else shocked that the extra payment didn't happen this week as suggested or that we never got an update instead?

Sorry to make matters worse carolus - I double checked my facts & on 2nd Nov, they stated by email that the team had been chasing for the last month. It was the director (I say that tentatively, as it was only signed off with their first name) who had been chasing for two weeks. I too am 'disappointed' (for that read amazed, angry, etc.) by the lack of investor updates - indeed my updates having threatened official complaints have still been sporadic (slightly too often at times & far too infrequent at others).

I suppose that interest payment won't materialise.

My concern, not being local to the deal, was what if the developer folded (which thankfully does NOT look likely thanks to some of the local knowledge posted) - my comment to PM was is the guarantee as worthless as the BHS vouchers I have in that event? Perhaps another PM overstatement - underwritten (by the developer) may have been more accurate than guaranteed.
Then again would you rather deal with someone who can't pay rather than someone who doesn't bother to pay? Like some of the cases on Can't pay we'll take it away!
I think PM need to explain the delay & perhaps offer to waive their SM fee to allow folk to exit this one less painfully (I assume that would see folk buy at £10 where otherwise they would only buy at £9.80).
I'm glad that I only have a small amount in this one (even having bought on the SM while unaware due to the lack of comms), but it is the principle - there has been some strong language used over their handling, but I fear some if not all may be spot on.

I think its totally spot on to ask the question of the arrangement between the underwriter and PM. To be taken seriously as a transparent and professional fin tech company for the future, they need to up their game. Surely the next payment has to be paid on the nail next quarter!
From what I can tell the developer is good for the money and has their fingers in all kinds of pies, but perhaps this particular development isn't raking in the cash as they would have liked? (it has crossed my mind)
The development has good reviews when I've looked into it & is in a good strategic location etc.

As long as they pay up, it does not bother me if its a week or two late.

I have not been paying attention! It was six weeks late, was it? In that case I want my penalty interest payment right now.

On the plus side, a large local football club have just signed a 200 year lease for land to build their new ground 2 miles away from this development .
I personally think that as the north of Liverpool city centre sprawls out towards Bootle, can surely be positive for this investment ?
Not sure who would pay to watch this team, but people do!
