See that 39 and 40 are fully funded which is good and another one is up, smaller value this one and is already half funded.
Definitely needs new carpets rather desperately although is apparently having renovation work done
The rental yield does not look to bad and guess the discount on valuation can not hurt so will put my few pennies in this one

That's more like it...! And none of this paying a percentage to an agent to guarantee rent. One oddity, though - this is the first time I've funded one since getting any kind of balance - you can't part-fund an investment from your balance, with the rest from inward money. That's a pity. propertymoose - any chance of that finding its way onto the future dev list?

IIRC you cant do it by funding the property directly from it's own page but you can top up your electronic wallet first by a bank transfer. Click on your balance next to the avatar.

It may stall for a little while because of the new property that has just been put up that has slightly better figures

Guaranteed rent = lower dividends but zero voids, as opposed to slightly higher dividends and run the risk of void periods. I just look at the bottom figures, if they fit within what I'm aiming to make over a certain time period, I'll invest, if not, I won't

I just look at the bottom figures, if they fit within what I'm aiming to make over a certain time period, I'll invest, if not, I won't Way I'm looking at it is the guarantor's intention is to be profitable, after paying all their overheads. Of course. Else they wouldn't get out of bed. Which means I'm paying the overheads and profit - which means I'm significantly down unless things go far more pear-shaped than anybody expects. And if we started from that expectation, we wouldn't be doing this anyway, we'd be keeping our money in a nice safe FSCS-protected bank account or three.

Keep my money in a bank?..................now go away and wash your mouth out.... My journey to crowdfunding and p2p started off with investing in precious metals, before being introduced to other "alternative" investments, so you can see my faith in banks started off at a very low point anyway.

I am in two minds on the guaranteed rents ones, like adrianc said you could get more potentially without as they intend to make money out of it, but you also have to take into account PMs cost as well. But if the figures add up I am quite happy to accept a little less and let someone else have some profit, afterall I could not invest in PM/PP at all and buy myself a rental property and potentially earn more but to me this is easier at a cost of a little less money.
