Appreciate they are in different geographical areas on the whole but, I'm noticing that pm seem to source their props at a higher price (usually a few tens of thousands of ££) of similar sized properties than thc). That icludes both HMOs & normal btl props. pm seem to obtain higher net yields & predict similar or higher net capital gains than thc though, but not hugely much more. Is it simply geographical differences (eg pm-notts 5 bed hmo would cost around £150-£160k vd Liverpool 5 bed hmo around £125k, big difference, or is Liverpool that much cheaper despite being an up & coming very popular area these days as many seem to mention on the press re:nth west rentals)

Did PM send out emails re:reduction of min investment to £10 only? Just read today on their site, could have done with knowing that yesterday

Yes looks that way although think a bit larger investment as minimum would have been better may take a while to fill up now

They think they can entice more of those put off by the £500 min level to come to the fore. Less volume, more frequency scenario. I personally think it will work in favour of filling up loans quicker on the whole. Will wait & see

I agree in time it will do if they grow but would have though a reduction to £100 to begin with would have been better then reduce it again afterwards

Thats interesting. I signed up before they properly launched but never did anything because of the minimum fund. I get all the emails but have never seen anything that mentioned this. Im not even sure if I have a full account or am just on the mailing list. Just in case, do they have a referral scheme for existing lenders (Im aware of the TCB/Quidco one)?

I thought I'd post a short note on here regarding the lowering of the minimum investment amount.
Firstly, my sincere apologies for any confusion or frustration caused by our lack of communication.
We chose to 'soft launch' the £10 minimum investment change because we wanted to ensure that the systems were working correctly before we publicised the news to our members. While it seems like a small change to the website, behind the scenes there has been a lot of configuration work to enable smaller investments. We are pleased that the system does work correctly, and is already starting to attract new members to the community. We want to continue our mission to democratise property investment and build a powerful crowd of investors.
The formal announcement of the change is being made on Monday, so do look out for a message from us in the morning.

It will be interesting to see how they do this. It will be much more complicated than on most platforms because of the share structure. AIUI each share has a nominal value of £500. Will they convert all existing shares to £10 on a 50:1 basis, or will they issue 1/50th of a share for a £10 investment?

Seems far simpler than that - those deals which fill after the £10 launch, your £500 gets you 50 x £10 shares. The older deals, £500 gets you 1 x £500 share.

Yes that would work but AIUI these are stockmarket type shares so it would mean having two classes of share which would seem an unnecessary complication.
