Odd! Usually pm send an email for new props but his one seems to have been 10%+ funded with no notification. I like HMOs & this one lloks like a decent proposition.

Agreed, the 3 year rent agreement and 1st year maintance makes it look good

Got the email now. Looks like it's filling up faster now @ 31% with quite a few positives in the proposition. Hope they source some more like this one.

I'm more comfortable also with the point that they factored only 3% capital growth. Whilst I usually do my calcs on even less that 3%, it's more realistic than one recent one suggesting a 5% growth pa!

I agree the figures presented look good but I don't understand the property purchase price and rental values. PM mention a property price of £115k and a value after renovation of £150k yet other 3 bed terraced houses in the area are up with local agents for about £80k. Similarly the rent at £953 pm shared between tenants is about £238 pm each while you can rent a modern 2 bed flat or three bed terraced house in the area for about £350 pm (and not share with others). Am I missing something?

that one went pretty quick looks like the option of having it guaranteed rented out was quite popular, the new hartlepool one seems to be going quite quick to
