I like the idea of staggered quarterly payments.
Not sure how long it will take to fully fund tho!

Don't know why anybody prefers quarterly payments rather than monthly though. With property moose, quarterly is preferrable to the usual default setting of never (for most of my rentals).

I'd obviously prefer monthly payments!

I was under the impression that all the flats in this development were purchased at the same time, the SPV83 flats were originally part of 81, so I would assume 81 and 83 would pay out at the same time. I could be typing nonsense though...

I was thinking that, but if they only begin paying us in arrears from when it fully funds?
Would probably suit them to pay all at once, considering they already find the payments for the first block a struggle!

My guess would be they'd pay it at the same time as 81 because they would receive the rent from the developer at the same time. If it fully funds between one of the payments, I would assume PM would keep the proportion that it wasn't held by the SPV, taking it for themselves if they've effectively had it on their own books or use it to pay for the PMF that may alternatively have paid for the flats originally. But anyway, I already had my fill with 81 and it's all just guesswork

If it were me, I'd look at the SM of 81 rather than invest in 83 - currently 2 shares for less than £10, but there have been more. You may get the compensation for the late payment (then again no one should hold their breath). That said, I couldn't press the button on either myself (not least as I already did before PM decided to tell us about the arrears).

I think investors should leave the last of the 7 alone and leave it with PM. At least then they have some skin in the game and it may encourage them to make sure investor are paid on time. I like the thinking.. Would be hard to encourage everybody to keep out of it at once tho With shares is spv 81 on the SM and with shares in SPV 83 undoubtedly joining them, wouldn't imagine there is much motivation for the final apartment funding quickly

Don't forget it is likely a PMF fund that owns the flats not funded - if it funds PM win, if it doesn't fund, PMF investors lose, PM lose nothing!
I wish I knew where I couldget no lose bets like that.
