Time flies when you're being robbed!
7yrs I've been investing with this bunch and my overall portfolio performance minus£150 in the red.
Shocking choice of investment.
I suppose the only silver lining is it's *currently* better than Lendy/Moneything and my bucket of UK REITS which I also hold are actually down worse unbelievably.
Will we ever escape LHX? Sales money only ever seems to be swallowed up by the properties, nothing ever available for withdrawal.

There is still a long way to go for a lot of people, 3 sale units a year if you're lucky. To be fair, the takeover company inherited the mostly overpriced and unprofitable trash and have tried to mitigate and move things along while improving the data transparency. The disconnected and performance unrelated fees and charges model flawed from the start was continued so the secondary market collapsed. I'll never understand why the company don't just buy the equity at the discount rates available. They were supposed to be doing that but it was just a device to get more investor inflows. The fact they haven't scooped up everything even with the discounts reveals everything you need to know about the properties.
I can see now that this is not an easy model to keep investors, shareholders and employees content financially. Good luck if you're piling cash into similar 'shall remain nameless' companies.

My XIRR is currently +ve as my only loan left with LHX has not been settled yet.
TBH, if I have not dipped into those high risk Salcombe dev loans, My investment could have returned easily in black, but I am seeing it red as my final outcome.
For comparison, it’s much better than Moose and Brick
