How are the investments treated with PM? Are the returns considered interest income, property income, dividends or something else? There is a rent component and then the capital gain component, I am not sure whether this has to be separated in the eyes of HMRC.

Mix of interest (loans) dividends (rent) and capital gains depending on what you invest in.
