And who were the lessees... sometimes they turn out to be rather too closely related to the borrowers.

I usually have to wait a week or more after completion to get the damn things taken down before showing tenants round. LW

No, it's the full vacant possession valuation. The valuation gives rented and vacant values, for normal and 180 day sales. It would be interesting to know how much they paid D***d Le**h for the property then, who coincidentally is linked to the borrowers wife via another company "shift-shed" (think about it) which is now in liquidation. Something tells me it will be nowhere near the valuation of £3.6m In hindsight, this was the most important question. I will never invest in a big P2P loan again without knowing purchase price, which is the true market value

But purchase price may not reflect real market value. Take the Putney loan as an example. Also property values can change!

True, but it is at least realistic Depends if anything has changed really In the case of someone buying and not doing anything its probably the most realistic to stick with purchase. If someone has bought but moved it on dramatically then it can be nonsense. Eg when that kid who was on the news last year who bought a field for something like £10k, managed to get planning permission and started to get offers in excess of £1M for the land.

Article in local paper, if you search on the property name. Paper seems to think planned upgrade never actually started? (link in ddc.. Thanks archie)

There's photos from inside in the paper today. It certainly doesn't look they've been all that busy these last 3 years so where's the money gone ?

I drive past here on a regular basis, the initial work to the outside looked pretty good but was obviously not done to any standard whatsoever as the plywood they bunged up and painted is already rotting and falling off the building.
